The market has shifted, and timing looks different in 2026. -Relying on Automated Valuations Online estimates do not reflect condition, competition, or local demand. Buyers need real data and local context. -Thinking They Can Outwait Competition Buyer activity patterns today reward preparation and decisiveness, not hesitation. -Skipping Pre Approval Until Finding a Home Waiting to get pre approved slows offers down and can cause sellers to overlook buyers entirely. -Lowballing Because It Used to Work Aggressive low offers often backfire and reduce negotiating power in today’s market. -Believing Every Home Will Be Cheaper Later Long term supply challenges continue to influence prices and affordability in many areas. -OH AND THE BIGGEST ONE Only relying on information you see on the internet!
