All houses DON’T work for all people!
Lots of my clients first think about how big of a house they want when they decide to buy… but one thing I coach them on is HOW do they want to live within that space?
Take sight lines for example. Families with young kids tend to want clear site lines from the kitchen to the living or play area to keep an eye on everyone.
Whereas those with teens or no kids often care less about this type of view.
Every person’s individual home buying journey is very different, there’s no right or wrong! But knowing what you DO want makes for an enjoyable and stress-free home buying experience- and a great realtor can help you figure all this stuff out 🤍

Buying a home doesn’t have to be overwhelming!
With over a decade working with families to find their dream home, here’s what I often see people get wrong, that I coach them thru:
-Waiting for the Perfect Market
Waiting for prices or rates to drop often causes buyers to miss good opportunities. The market has shifted, and timing looks different in 2026.
-Relying on Automated Valuations
Online estimates do not reflect condition, competition, or local demand. Buyers need real data and local context.
-Thinking They Can Outwait Competition
Buyer activity patterns today reward preparation and decisiveness, not hesitation.
-Skipping Pre Approval Until Finding a Home
Waiting to get pre approved slows offers down and can cause sellers to overlook buyers entirely.
-Lowballing Because It Used to Work
Aggressive low offers often backfire and reduce negotiating power in today’s market.
-Believing Every Home Will Be Cheaper Later
Long term supply challenges continue to influence prices and affordability in many areas.
-OH AND THE BIGGEST ONE
Only relying on information you see on the internet! Seriously, if you have a goal of homeownership tips like this are a great start, but you really need to talk with a local expert in your area.
So if you’re in Santa Cruz County, let’s have a chat and make your home ownership goals actually happen 🤗
