Most agents read a listing. I read the land. Watershed, wildlife corridor adjacency, habitat character, MSHCP overlays, biological assessments — I translate what a property actually is before you commit to what it costs.

RURAL COMPLEXITY

Unincorporated parcels, well and septic systems, CAL FIRE compliance, easement review, agricultural zoning. This is where most buyers need a guide who has done it before. I've spent 10+ years here.
